Planners Table Large-Scale Request

PRAIRIE GROVE -- The Planning Commission recently tabled a request for a large scale development permit from Mark Silva for property at the corner of U.S. 62 and Little Elm Road.

Silva proposes to put in a 6,500-square-foot building on the one-acre vacant property. Larry Oelrich with the city of Prairie Grove presented the request because Silva did not attend the meeting to answer any questions. Oelrich said he had expected Silva to be at the meeting.

The request for a LSD permit did not say how the building would be used.

Oelrich said the engineer did not think the project would need a detention pond but Oelrich disagreed with that.

"I recommend they redo the drainage plans to show a detention pond," he told commissioners. "We want no more water released on the site after construction as before construction."

Oelrich said Silva was asking the Commission to waive the sidewalk requirement but members were reluctant to do that.

"We have to start somewhere," said commission member J.C. Dobbs. The request was sent back to Silva for changes to be made before the next meeting.

In other action, the Commission approved a request for an informal subdivision approval from the Silva Family Subdivision on U.S. Highway 62. Oelrich said the father has passed away and the children are dividing the property amongst themselves. There are five lots in all. The Commission agreed to a request to waive the sidewalk requirement.

Oelrich said he did not see where sidewalks would have anywhere to tie into within the next 10 years.

Commissioners also approved a conditional use permit for 10874 Danny Bryan Road. Brandy Jones wants to operate a home occupation and all her business would be online.
